Typical Loft Conversion Costs

The cost of a loft conversion does of course depend on how large your loft is, how many rooms you want and the level of finish and fittings you specify. But, as a guide, most loft conversions cost between £25,000 and £50,000. With us, you will receive:

  • A fully inclusive fixed price estimate
  • All works under a fixed price contract with fixed timescales
  • A full Scope of Works agreed by all parties

Our prices are inclusive of design, drawings, building specifications and all building works to a fully decorated finish, if appropriate.

You can of course opt to choose our Design Service only.

Building Regulations & Planning

A loft conversion must be built to specifications that meet planning constraints, building regulations and structural requirements. Some loft conversions can be started straight away using your Permitted Development Rights, however some will require approval from your local authority. This will typically take a minimum of 8 weeks so beware of those who try to tell you otherwise. This can depend on the Local Authority where you live and we will be able to give you an accurate assessment. Contact us for more help and advice.

We produce all plans and specifications and deal with all planning approvals for you. All planning and building control fees are explained and can be included in our price.
